Pre Construction Surveys

John V. Dinan Associates performs pre and post construction surveys. The main reason to conduct a pre construction survey is for the protection of owners and developers against property damage claims, as initiated by adjacent building owners. Many projects now require that these preventive measures be taken prior to the commencement of construction activities.

Our pre construction surveys are performed in a detailed, systematic, and orderly manner to provide a precise description of the structures. The final report includes a documentation and photographical portion. The documentation portion includes a detailed description of the structure. The photographical portion includes 8x10 color photographs of the structure that are labeled with the exact location. The time it takes to complete a pre construction survey varies depending on the project. There are several variables that determine how quickly a pre construction survey can be completed, such as: how many structures need to be inspected, the size of the structures, if there is a relationship between the developer and adjacent property owners, and how compliant the adjacent property owners are with granting access into their structure.

Once a pre construction survey has been completed, John V. Dinan Associates is available to provide an analysis of claims backed by competent, expert testimony.

Post Construction Surveys

Many projects also require a post demolition, post foundation, interim, or post construction survey; all of which John V. Dinan Associates performs. When we complete a post construction survey, we return to the original structures that were previously inspected and perform the exact same survey for comparison purposes. The same type of final report is prepared once the survey has been completed. These surveys are typically used to verify that no damage has occurred or if damage has occurred to what extent.
